This charge includes:

- 2. Advertising of property on www.philipling.co.uk
- 3. Advertising of property on Philip Ling Estates Facebook page
- 4. The accompanying of all prospective tenants to property
- 5. Pre-qualification of tenants, including affordability
- 6. Collection and verification of references from tenants
- 7. The collection of two suitable references for the landlord’s inspection
- 8. The supply of a comprehensive and up to date ‘Assured Shorthold Tenancy Agreement’ which is a legal and binding contract
- 9. Completing and signing of document
- 10. Placement of tenant’s deposit in government approved scheme
- 11. Correspond with all allowable utilities at the start and end of every tenancy
- 12. Full inspection of property (and inventory if so needed) at the start and end of every tenancy
Monthly Management Fee: 10% of Monthly Rental Income plus VAT
This charge includes:

- 1. Month one property inspection – to make sure tenancy is being conducted in the correct manner for both parties.
- 2. Three monthly inspections – to make sure tenancy is being conducted in correct manner for both parties
- 3. Collection and deposit of rental income
- 4. Dealing with any maintenance queries
- 5. Obtaining quotations for any maintenance requirements
- 6. We also have a panel of emergency maintenance engineers to allow quick rectification of any emergency maintenance requirements
- 7. No service fee is added to any maintenance contract or invoice
