Sellers Guide

At Philip Ling Estates, we take great pride and care in the way that we market our clients’ properties.

Below are some of the proven techniques we employ that have been developed over the last 40 years or so. The professional and helpful staff at our office will be happy to take you through these in greater detail.

There are many ways in which we can work together to market your property in the best way possible, highlighting all the positive features it may have to offer.

As vendors, we would ask you to put yourselves in a purchaser’s position and look at your property from a different perspective, ensuring that any of those little ‘tomorrow jobs’ are completed and that the property is presented in the best possible way. Our valuers will discuss any areas they think may need improvement when carrying out the marketing appraisal.

Typically, our commission fee is 1.5% + VAT (1.8% inclusive of VAT) with a minimum charge of £1,500 + VAT (£1,800 inclusive of VAT)

The Sales Process / Start to Finish

Marketing Appraisal / Property Valuation

A member of our team will visit your property to carry out a marketing appraisal, this includes advice on any works that would benefit/assist in achieving the best possible price for your property. Additionally, they will discuss comparable sales nearby, pricing and marketing strategies.

Sales Particulars

Once we have received your instruction to market your property, we will arrange a mutually convenient time to come and take photographs and measurements of your property to produce a draft, bespoke sales brochure.

Energy Performance Certificate (EPC)

All properties offered for sale or let in the UK will need a valid Energy Performance Certificate. We can arrange for an EPC to be carried out for you, the charge for this service is £80 and includes a full floor plan of your property.

Viewings

Once you are happy with our bespoke sales brochure, we can then begin the process of advertising and arranging viewings.

Here at Philip Ling Estates, we ALWAYS accompany each and every viewer. We try our best to arrange appointments that are convenient for both parties and are flexible with evenings and weekend viewings.

In most cases, we would receive a set of keys from yourselves so that we can carry on with viewings without disturbing your plans/commitments but rest assured that we will notify you of all viewings taking place and will pass on any feedback we receive (good or bad!).

Receiving Offers

Once we have received an offer from a prospective purchaser, we will be in contact to discuss and advise you through the process.

Once you have accepted an offer that you are happy with, we would start the legal process by instructing solicitors.

Instructing Solicitors

We write to vendors, purchasers and their solicitors informing them of all details of the sale.

We will liaise with all parties during the sales process and can assist with any issues that may become apparent during the conveyancing process.

Searches / Enquiries / Survey

Your purchasers will submit a local authority, a water and drainage and an environmental search. Any queries raised from the searches will be sent to your solicitors for clarification.

Some purchasers will also have a survey carried out on the property either for their mortgage or to identify any possible property defects.

Exchanging Contracts

Once the purchasers and their solicitor has completed all of the above and are happy with their replies, this is the point at which you and your purchasers are legally bound to complete the transaction and agree a date for completion. A deposit is paid on exchange of contracts.

Completion

This is the final stage of the sale, where you will receive the remaining funds, and once receipt of funds are confirmed, the keys are then handed over to the new property owners.
