Buyers Guide

Buying a home is probably the most expensive single item you will ever purchase, so it is important to get it right!

Your Details / About You

To find your perfect property, it is important that we know as much as possible about you and your requirements. There are a number of ways that you share these with us i.e., by registering online, email, telephone or by visiting our office so that our trained and friendly staff can help you in choosing from our extensive listings. Once registered, you will be notified of suitable properties.

Viewings

We accompany each and every viewer, thus saving you the frustration of perhaps not being able to locate properties, and giving you first hand advice or answers to questions you may have. Please contact us to arrange a mutually convenient appointment.

Our opening hours are Monday to Friday 8:00am to 5:30pm and Saturdays 8:00am to 3:00pm.

Mortgage Advice

Whether you are a first-time buyer or are looking to move, make sure you get comprehensive mortgage advice and if possible, a mortgage agreement in principle from a registered mortgage broker. Having a mortgage agreement in principle can help speed up the purchase process and will also make you a more appealing buyer when making an offer.

Making an Offer

Once you have found the right property, you will bring your offer to us, and we will communicate all offers to the vendor.

Instructing Solicitors

Once your offer is accepted, we will notify you and your solicitor in writing, as well as the vendor and their solicitor. Your solicitor will then begin the conveyancing process and will liaise with you directly from then.

Mortgage / Homebuyers Survey

This is the point when your mortgage company will instruct an RICS registered surveyor to conduct a property survey/valuation on your behalf. Alternatively, if you do not require a mortgage, this will be the point where you would instruct a surveyor of your own choice to determine any possible property defects.

Searches

Your solicitor will submit a local authority, a water/drainage and an environmental search to determine any issues that could have an effect on your purchase. Queries may be raised at this point and answers sort from the vendor through their solicitor.

Exchanging Contracts

This is the point at which you, the buyer and the seller, are legally bound to complete the transaction and will agree a date for completion. You will also pay the deposit to your solicitor, and if either you or the seller pulls out of the agreement, which at this point in the process is very rare, will face financial penalties.

Completion

Completion is the final stage of your purchase, this is when your solicitor sends the remaining funds to the seller’s solicitor, and once they confirm that they have received the funds, we can then release the keys to your new home!
